Write down your preferred area, bedroom needs and move-in timeline before looking at individual projects. Separate what you need from what would be nice to have.
Compare the actual units
A project average cannot tell you whether a particular home fits. Compare the total asking price, internal layout, floor, orientation and included spaces for the exact units you are considering.
Put everyday life on the same page
Try the route to work at the time you normally travel. Consider grocery shopping, visitors, storage and where you will work from home. A convenient daily routine can matter more than an impressive showflat.
Keep a decision record
For each option, write one reason to buy and one reason to pause. Date every price and availability quote. Ask for clarification whenever two documents disagree.
